Most people who call us aren't sure if they need a repair or a whole new roof. That's normal. From the ground, a small leak and a worn-out roof can look about the same.
A repair is usually enough when the problem stays in one spot. That might be a single leak, a few shingles the wind pulled off, or flashing that came loose around a chimney. Pipe boots also dry out and split in our Texas heat, and that's usually a quick fix.
Replacement starts to make sense when a roof gets to around 15 to 20 years old. It also makes sense when it's been patched so many times there isn't much left to patch. Hail damage across most of the roof points that way too. So does decking that feels soft when we walk it.
We look before we recommend anything. A roof inspection gives you photos and a plain-language report, so you see what we saw. If a repair will do the job, we'll tell you that.
If you do need a new roof, we tear off down to the decking and check that the wood is solid. Then the new roof goes on, fastened with ring shank nails. They grip the decking tighter than smooth nails, which helps in North Texas wind.
Most shingle roofs in Farmers Branch and across Dallas take us one day. Larger or steeper roofs can run two to three days. What we find under the old roof can move that some.
